Barn Raising Party

I have wanted to do this for a while, and finally got the OK from the wife. Actually, she told me she wanted to park in the garage, so this is the plan.

I plan on a 12X16 extension to my 20X20 garage. It will be my workshop area, and I can use the garage when needed. All my storage will move to the workshop. The garage will then, barely, fit both cars and her bike. My bike will go in the workshop.

Here is the layout and plans. It mimics the existing garage and will appear seamless when done. I have to notch the right side to clear the fence, but I will use the extra space to add a mini-split AC/Heat system.

Is the existing garage a 2 car type? The drawings make everything look huge. When I saw the photos, 12x16 doesn't seem that big either. Is my perspective mixed up somehow?

Are you notching the floor for the lift?

The existing garage is a 20X20 exterior size. The Extension/workshop is a 12X16. Neither big, but even the extra 192 square feet is pushing the city code size.

I nixed the lift notch. The cost was too high since I would also have to buy a scissor lift.

Got a bunch of stuff at Home Depot today, and a bunch of tools.

are you bumping against the limit that additional buildings can't be more than 50% of the sqft of the main house? (fairfax county code) you can bypass that by building a covered walkway from house to garage. then it is an addition to the main house, not a separate building.

that does not help if you are dealing with a coverage percentage of the lot size.

i went through this challenge when i added my shop addition...it was not a separate bldg.

I'm in Alexandria City, not Alexandria Fairfax. The code says no more than 600 Sq Ft for a garage structure.

So if the garage was connected to the house would it still be subjected to the limit since it was not a separate structure?

I'm not sure, maybe not. There are larger houses on the same sized lots nearby, and they have attached garages.

Not really an option for me. My garage is 25' from my house.

an "attachment" can be as simple as a covered walkway. that is what i have..about 25ft of it. it made a huge difference in what i could do when i added a shop.

a neighbor used same idea, but only did a pergola type structure between house and garage. meets code for attached addition.
