are you bumping against the limit that additional buildings can't be more than 50% of the sqft of the main house? (fairfax county code) you can bypass that by building a covered walkway from house to garage. then it is an addition to the main house, not a separate building.
that does not help if you are dealing with a coverage percentage of the lot size.
i went through this challenge when i added my shop addition...it was not a separate bldg.

a neighbor used same idea, but only did a pergola type structure between house and garage. meets code for attached addition.
